I. General provisions
- The regulations apply to the Apartamenty Kierpcówka and Domki Hacienda facilities, hereinafter referred to as the Facilities.
The owner is Firma Usługowa Hacienda Andrzej Skupień, 34-511 Kościelisko; NIP: 7361644142, REGON: 367398001
- Persons staying at the Facility are hereinafter referred to as Guests or Clients.
The person making a reservation at the Facility and paying for the reservation is hereinafter referred to as the
Booker.
- The regulations define the terms and conditions for making reservations and renting accommodation in a selected apartment.
- Making a reservation is equivalent to confirming that the Guest has read these regulations, accepts them, and agrees to comply with their provisions, as well as confirming that they have read and accept the Personal Data Protection Policy.
The Booker consents to the processing of personal data solely for the purpose of completing the reservation and fulfilling registration obligations in accordance with applicable regulations. The Booker has the right to access and update their personal data.
- The Facility operates cashless payments only. Accepted forms of payment:
– card
– BLIK
– bank transfer
– tourist voucher
A computer with internet access will be made available at the Facility.
- In the event of a violation of these regulations, the Facility has the right to refuse further provision of services to Guests who violate them. Such persons are obliged to immediately comply with the requests of Facility staff, settle any outstanding payments for services provided so far, pay for any damage or destruction caused, and immediately leave the Facility premises.
II. Reservation
- In order to make a reservation, the Client books a stay for a selected period via the website www.haciendakoscielisko.pl/rezerwacje
- At the time of making the reservation, the Client is required to decide whether the stay will be made as a private individual or as a company. The data provided during the reservation process will appear on the invoice documenting the advance payment, and subsequently on the final invoice, and it will not be possible to change it.
- Online reservations are subject to the same cancellation and complaint rules as reservations made in other forms. These rules are specified in Chapters III and VII of these regulations.
- A confirmation of the preliminary apartment reservation will be sent to the Client’s email address.
- The preliminary reservation confirmation sent by the Lessor includes:
a) Client’s stay dates
b) total rental amount due
c) information regarding the amount of the deposit
d) bank account details
- In order to finally confirm the reservation, the Booker is required to pay a deposit of 30% of the total reservation value within one hour of making the reservation via the TPay payment system, available in the booking panel
- In case of failure to pay the deposit within the specified time, the Lessor reserves the right to cancel the reservation.
- The deposit, by definition, is non-refundable (Article 394 of the Civil Code).
- After receiving the deposit for the reservation, the Client will receive an email confirming the payment and an email containing a pro forma invoice issued to the data provided during the reservation process. Contact details of the person responsible for handing over the apartment keys will also be provided.
- Modification of the reservation is possible only through individual agreement with the Lessor. Approval of the reservation modification is confirmed by email.
III. Cancellation
- Cancellation of a reservation is possible in all cases; however, depending on the type of booked offer, the cancellation terms and refund conditions of the paid deposit differ.
- Non-refundable offer – in case of cancellation at any time, the paid deposit is non-refundable.
- Flexible offer – in case of cancellation up to 3 days before the arrival date, the paid deposit will be fully refunded to the Booker.
- In case of cancellation less than 3 days before arrival, the paid deposit is non-refundable.
- In case the Guest does not show up at the Facility without prior cancellation of the reservation, the deposit is not refunded.
Failure to use the entire stay in accordance with the reservation does not entitle the Guest to a refund of the payment made.
IV. Rental agreement conditions
- The rental of the apartment includes all utility charges and disposable items included in the apartment’s equipment.
- The hotel day begins at 16:00 on the day of arrival and ends at 10:00 on the day of departure.
- When making a reservation, the facility offers accommodation with an optional breakfast. Breakfast in the form of catering is delivered to the apartment door by an external company and is consumed by guests in the apartment.
- Breakfast package price: 49 PLN per person
- Only persons registered by the Facility staff are entitled to use the Facility. The Guest may not transfer the rented apartment to other persons, even if the rental period for which they paid has not expired.
- Guests are in particular obliged to:
- maintain order and cleanliness in the apartment rooms and on the adjoining terrace on their own;
- use the Facility’s amenities in a manner that does not cause damage or deterioration;
- Extension of the hotel day depends on the current occupancy of the facility and is considered individually by the Lessor in each case. Regardless of the Lessor’s goodwill, an extension of the hotel day is not guaranteed.
- The Lessor provides services in the selected Apartment in accordance with its category and standard. In case of any concerns, the Guest is requested to report them immediately at the Lessor’s service office.
- The Client is obliged to immediately notify the Lessor of any events that may expose the apartment owner to material damage or endanger other Guests staying on the premises.
- The Client may use the apartment only for residential purposes and may not sublease it further.
- Unregistered persons may stay in the apartment from 07:00 to 22:00.
- A child under three years of age, sleeping in the same bed as adults or in their own crib and not requiring bedding, stays free of charge. Other children are charged according to the reservation conditions.
- Children and youth under 18 may stay only under the supervision of adults, who bear full responsibility for their actions and any consequences thereof, as well as for situations occurring on the Facility premises. Children may not move around the facility unattended, stay on balconies without supervision, or use the playground without supervision.
- The Facility reserves the right to refuse accommodation to persons under the visible influence of alcohol or intoxicants or behaving in a vulgar manner.
- The Facility does not accept stays with animals.
V. Client obligations
- The actual number of persons staying in the apartment is limited to the number stated in the reservation confirmation. The Client is obliged to inform the Lessor about any change in the number of persons staying in the rented Apartment. In the event of using the apartment in a manner inconsistent with the reservation conditions, the Lessor may refuse check-in and handover of the apartment keys. In such a case, the Client is obliged to cover the full reservation amount.
- The Client undertakes to respect the principles of good neighbourliness. Quiet hours apply on the premises from 22:00 to 06:00. Failure to observe quiet hours will result in the immediate obligation to leave the facility without a refund of the paid amount.
- The Client is responsible for any damage caused in the rented Apartment, in common areas, or on the Facility premises, and is obliged to immediately notify the Lessor of any damage caused and undertake to cover it.
- The Client is strictly obliged to comply with fire safety regulations on the premises. For fire safety reasons, it is forbidden to use open fire and other electrical devices not belonging to the apartment equipment in the apartments and their surroundings. This does not apply to chargers and power supplies for RTV and computer devices.
- The Guest bears full material and legal responsibility for any damage or destruction of items, equipment, and devices caused by their fault. The basis for financial compensation for damage is an invoice documenting the actual cost of removing the damage.
- If discrepancies between the apartment equipment list and the actual condition or damage are found, this should be reported by phone at +48 693 201 913 or by email at domekhacienda@gmial.com when occupying the apartment, no later than the end of the day of arrival. Otherwise, it is assumed that the equipment was complete and undamaged.
- The Facility’s liability for loss or damage to items brought into the apartment by Guests is governed by Articles 846–849 of the Civil Code. The Facility is not responsible for items left in the apartment.
- After the end of the stay, the Guest is obliged to inform by phone at 507663105 the approximate time of departure for the purpose of apartment inspection by a Facility employee.
- Smoking is strictly prohibited in the apartments and on balconies. In case of violation of the smoking ban, the Facility will charge a contractual penalty of 500 PLN.
- Apartment users are obliged to behave in such a way that during quiet hours they do not disturb the peace of other guests in any way, and during the day they act in accordance with social norms and respect the right to rest of other persons staying on the Facility premises.
VI. Additional charges
- The price of the stay does not include a local fee, which amounts to 2.00 PLN / person / day. The local fee must be settled on site upon arrival.
- On the day of arrival, a deposit of 400 PLN is collected to cover any additional charges or damages. Any unused deposit is refunded on the day of departure from the apartment.
- Loss of apartment keys results in a charge of 200 PLN.
- The Facility operates cashless payments only. Accepted forms of payment:
– card
– BLIK
– bank transfer
VII. Complaint procedure
- Guests have the right to submit complaints regarding services provided by the Facility.
- The Facility accepts only complaints sent electronically to: domekhacienda@gmial.com within 14 days from the end of the Guest’s stay at the Facility or, if the stay did not take place within the period resulting from the reservation, within 14 days from the date on which the stay was supposed to take place.
- The Facility reserves a 14-day period for processing a complaint submitted by the Guest. Within this period, the Facility will inform the Guest of the outcome of the complaint.
VIII. Additional information
- As part of the reservation, the Client is entitled to a free parking space on the premises. The management is not responsible for damage to or loss of a car or other vehicle belonging to the Guest left in front of the building or in an unattended parking area.
- A garden is available on the premises.
- A bus stop is located approximately 1000 m from the Facility.
- The Facility owner is not responsible for any parked vehicle or property left inside it.
- Smoking is allowed only outdoors in a designated area.
- Free WiFi internet is available throughout the Facility.
- Daily service – towel replacement – is available only upon Guest request and for an additional fee.
- Cleaning during the stay is available upon Guest request and for an additional fee.
IX. Transfer of the Client’s rights and obligations to another person
The Client may transfer all rights arising from the reservation to another person, provided that this person simultaneously assumes all obligations resulting from the reservation. In such a case, the Lessor must be immediately notified of the change of Booker by providing the personal details of the person who takes over the rights and obligations under the agreement. The person taking over the reservation is then obliged to confirm this fact via email by modifying the reservation with the necessary personal and payment data.
X. Playground regulations
- Children must be under adult supervision.
- Small children should use playground equipment only with an accompanying adult.
- Parents or guardians are responsible for the safety of children on the playground and for any damage caused.
- It is prohibited on the playground to:
∙ litter
∙ climb on roofs and other structural elements of the playground
∙ damage greenery
- All equipment must be used in accordance with its intended purpose.
XII. Relaxation zone regulations
- Access to the Relaxation Zone (barrel tub) is possible only after payment.
- The base fee allows use of the Relaxation Zone for a total of 2 hours from the moment the tub is heated. Each additional hour is charged separately.
- The Relaxation Zone is made available after prior arrangement with the property owner. The Facility reserves the right to change the availability time. To use the tub, the Guest must inform the host by 16:00 on the day before. The tub can be used between 12:00 and 21:00.
- Guests staying for 1 night are not allowed to use the tub due to the long preparation time.
- Guests may rent exclusively: a wood-fired tub.
- Persons under 18 may use the Relaxation Zone only under the supervision and responsibility of parents or legal guardians. Children aged 4 to 18 may use the facility only under constant supervision. Children under 4 are not allowed to use the tub at all.
- The Relaxation Zone may not be used by persons:
∙ under the influence of alcohol or other intoxicants
∙ with medical contraindications (including circulatory diseases, hypertension, diabetes, cancer), as well as pregnant women, persons during menstruation, chronically ill persons, persons with respiratory or skin infections, after intense physical exertion or a heavy meal, and persons with sensitive skin.
- Persons violating order, good manners, or failing to comply with regulations or instructions may be removed from the Relaxation Zone.
- In the Relaxation Zone it is strictly forbidden to:
∙ climb structural elements
∙ touch electrical devices
∙ bring alcohol or food into the tub
∙ use intoxicants and (e-)cigarettes
- In the wood-fired tub, pool chemicals and salt are used for water disinfection.
Relaxation zone price list:
2 hours from heating the tub: 250 PLN.
Each additional hour: 70 PLN.
XIII. Use of the gas-fired hot tub
- A maximum of 4 people may use the tub at the same time.
- Do not open the door located under the tub – this may damage the stove and create a fire hazard. Touching the chimney may cause burns.
- Before entering the tub, users must wash with soap to remove cosmetics and impurities. The hot tub must be used wearing a cotton swimsuit. Shoes must be removed. Nude bathing is prohibited.
- Children must never be left unattended near a filled tub/barrel. Even a covered tub does not provide sufficient protection against drowning.
- The surface inside and around the tub may be slippery – caution is required when entering and exiting.
- Users are prohibited from jumping into the water, pouring water in or out, or bringing any objects, chemicals, food, drinks, or toys into the water.
- After the session, guests must inform the hosts that it has ended.
XIV. Viewing terrace regulations
- The viewing terrace is publicly accessible.
- Use of the terrace is at your own risk.
- Children and minors may enter only under adult supervision.
- A maximum of 10 people may be on the terrace at one time.
- Caution must be exercised due to narrow passages and steep stairs.
- Persons with health issues should take special care.
- Persons under the influence of alcohol or intoxicants will not be admitted.
- Consumption of such substances is strictly prohibited on the terrace.
- It is forbidden to throw objects, climb railings, damage equipment, or bring items onto the terrace.
- Children under 12 are not allowed. Guardians are responsible for older children.
- Violators may be removed from the facility.
- The owner is not responsible for injuries or accidents resulting from violation of the regulations.

- Closed in bad weather.
- No events allowed.
- Smoking prohibited.
- No food allowed.
- Entry implies acceptance of the rules.
XV. Sauna regulations
- The sauna is not publicly accessible and is intended exclusively for Guests of the Facility according to the price list. Staff may remove unauthorized users and charge 50 PLN for misuse.
- Open 16:00–22:00 upon prior phone reservation.
- The Facility may change opening hours.
- Users must read and follow sauna rules.
- Use at own risk.
- Violators may be removed.
- Only healthy persons without contraindications may use the sauna. Pregnant women should consult a doctor.
- The sauna is not available for:
- persons with heart disease, hypertension, post-stroke conditions, vascular disease, inflammation, fever, thyroid disease, epilepsy, diabetes, skin diseases, or open wounds;
- minors under 18 unless accompanied by adults;
- persons under the influence of alcohol or drugs.
- In the sauna it is strictly forbidden to climb structures, touch heating equipment, bring alcohol, smoke, bring food, damage equipment, behave indecently, or take photos.
- Sauna use after a heavy meal is not recommended. Do not enter tired or stressed.
- The facility is not responsible for health consequences.
- The sauna is a textile-free zone.
- Users must use a towel.
- No swimwear allowed.
- Wash and dry body before use.
- No glasses or contact lenses. Remove metal items.
- No creams allowed.
- Sit or lie only; no standing on benches except barefoot.
- Do not sit too close to the heater.
- Only water may be poured on the heater.
- No physical exertion during or after use.
- No nudity in the relaxation area after sauna use.
- Users are fully responsible for their safety and others.
USING THE DRY SAUNA – outdoor
- In the sauna cabin, it is recommended to use towels: for drying off, as a bench cover, or as a wrap during the sauna session – the towel should be spread so that no part of the body touches the wooden surface.
- A maximum of 4 people may stay in the sauna cabin at the same time.
- One sauna cycle lasts approximately 35 minutes: 8–15 minutes in the hot room, followed by gradual cooling of the body with water, and then 15–20 minutes of rest.
- While using the dry sauna, it is forbidden to apply any creams or lotions to the body or face, as this reduces the skin surface responsible for sweating. To adapt the circulatory system to proper functioning in a standing position, it is recommended during the last 2–3 minutes to sit with legs lowered.
- After a sauna session, rest for approximately 20–30 minutes. It is advisable to drink moderate amounts (about 0.5–1 litre) of mineral water or juices.
NOTICE: IN CASE OF FEELING UNWELL DURING THE SAUNA SESSION, YOU MUST LEAVE IT IMMEDIATELY.
GUIDELINES FOR SAUNA USE
Stage 1 – Preparation
- Sauna use should begin 1.5–2 hours after the last meal. Before entering the sauna, the body should be washed and thoroughly dried. People with “cold” feet should warm them with warm water. Enter the sauna wrapped in a towel; it is recommended to leave swimwear in the changing room – this makes sauna use safer and more effective. While in the sauna, it is forbidden to apply creams or lotions, as they reduce the skin’s ability to sweat.
Stage 2 – Heating
- Start on the lowest bench and gradually move higher depending on how you feel. You should lie down or sit on a towel with legs bent (the towel should not cover too large an area to allow proper air circulation). In the last 2–3 minutes, it is recommended to sit with legs lowered to adapt the circulatory system. Any discomfort should be taken seriously, including stopping the session. Do not drink fluids during heating – this is done during rest.
Stage 3 – Cooling
- The higher the sauna temperature, the shorter the time inside and the longer the cooling phase. Cooling involves a cold, moist bath: showering, pouring water over the body, or immersion. Soap is not recommended. This is the most demanding phase for the body.
Stage 4 – Rest
- No physical effort is recommended during or after sauna use. After heating and cooling, rest for about 20–30 minutes. It is advisable to drink moderate amounts of mineral water or juices. After rest, you may repeat the cycle: heating, cooling, and resting.
Our Guests from Domki Hacienda may also use the sauna upon prior request.

XVI. Outdoor gym regulations
1. General information
The outdoor gym is open daily from 9:00 to 20:00, only during the spring–summer season.
- The gym is closed during the winter season and in adverse weather conditions (rain, snow, ice, strong wind).
- Use of the gym is free of charge exclusively for Guests staying in the Hacienda building.
- The gym area is supervised by the Facility hosts.

Safety and usage rules
- Equipment must be used only in accordance with its intended purpose and instructions.
- Users exercise at their own risk.
- Firma Usługowa Hacienda Andrzej Skupień is not responsible for accidents, injuries, or damages resulting from improper use or failure to follow the rules.
- It is forbidden to use equipment barefoot – sports clothing and footwear are required.
- Use is permitted for persons aged 12+ or at least 140 cm in height.
- Children aged 12–16 may use the gym only under parental or legal guardian supervision.
- Children under 12 or under 140 cm are strictly prohibited from entering the gym area.
- Maximum number of users at one time: 5.
Prohibited:
- using equipment under the influence of alcohol or intoxicants,
- smoking tobacco and e-cigarettes,
- consuming alcohol, energy drinks, or bringing food,
- damaging equipment and infrastructure,
- playing games on the equipment,
- children staying without adult supervision.
Responsibility and reporting faults
- Users are obliged to exercise caution and take care of shared property.
- Any faults or damages must be reported immediately by phone at: 693 201 913.
XVII. Force majeure
- The parties may be released from liability for non-performance or improper performance of the contract if it results from a force majeure event.
- For the purposes of the contract, “force majeure” means any event beyond the control of the parties, which could not have been foreseen at the time of concluding the contract and could not have been prevented, including but not limited to natural disasters, states of emergency, martial law, new legislation or administrative decisions, technical failures affecting performance of the contract, and any other similar events. In such cases, the party invoking force majeure must immediately notify the other party in writing.
XVIII. General provisions
- The owners of the Facility are not responsible for health effects resulting from use of the Relaxation Zone. Guests use the facilities at their own risk.
- All irregularities or faults must be reported immediately to the owner.
- In case of damage resulting from improper use or failure to comply with the regulations, the Guest will be fully charged for the repair costs.
- Use of the Relaxation Zone implies acceptance of these regulations.
- This regulation is available in a visible place in the Relaxation Zone, on the website, and in the apartments.
XIX. Newsletter regulations
- Definitions
- Newsletter – a service consisting of sending regular marketing and promotional information to subscribers, including discounts, news, and promotions.
- Subscriber – a person who voluntarily signed up for the newsletter by providing their email address.
- Discount – a discount granted to a subscriber after signing up for the newsletter.
- Newsletter subscription rules
- To subscribe to the newsletter, you must provide your email address in the subscription form on the website.
- Subscription is voluntary and free of charge.
- 7% discount
- Each subscriber receives a one-time 7% discount on their next booking.
- The discount applies to standard prices and does not include other promotions or special offers.
- The discount is non-exchangeable for cash and cannot be combined with other discounts.
- The discount is valid for 90 days from the date of receipt.
- Personal data protection
- The administrator of personal data is Firma Usługowa Hacienda Andrzej Skupień, located at Nędzy-Kubińca 131.
- Personal data is used solely for sending the newsletter and managing discounts.
- Subscribers have the right to access, correct, delete their data, and unsubscribe by sending a request to: domekhacienda@gmail.com
- Liability
- The administrator is not responsible for errors in email delivery systems that may prevent receipt of the newsletter or discount.
- In case of problems with discount use, subscribers should contact customer service at: domekhacienda@gmail.com
- Changes to regulations
- The administrator reserves the right to change these regulations at any time. Subscribers will be informed via newsletter or the website.
- Final provisions
- By using the newsletter, the subscriber accepts these terms and conditions.
- The regulations come into force on the date of publication on the website.
